Why this recognition matters

Visitor management has historically been overlooked in the broader smart building conversation. The focus has been on HVAC, lighting, and energy systems, while the front door, quite literally, remained analogue. Paper logbooks, manual ID checks, and disconnected access systems are still the norm across large swathes of Gulf commercial real estate.

nqubator's PropTech cohort signals that this is changing. Investors, developers, and operators are increasingly treating access infrastructure as a first-class product category, not a procurement afterthought. Being part of a conversation at that level validates what we have been building toward since MyGatePass launched.

What we're building

MyGatePass is a B2B visitor management and access control SaaS platform purpose-built for the UAE and Qatar markets. We serve clients across commercial real estate, hospitality, and industrial sectors, from JA Hotels to logistics parks operating multi-gate facilities with hundreds of daily vehicle movements.

  • Pre-registration and digital passes — Hosts issue visitor passes via the web or Outlook plugin. Visitors arrive with a QR code. No queuing, no paperwork.
  • Multi-tenant architecture — Parent and sub-tenant configurations let building operators and individual tenants manage access independently within one platform.
  • Emergency alert system — Mass notifications with real-time visitor location data, critical for evacuation coordination and health and safety compliance.
  • PII access audit logging — Full chain-of-custody tracking on who accessed personal visitor data, when, and from where, built for data privacy compliance.

The AI-native angle

The Tahawul Tech article framed the cohort around one central question: what does real estate look like when AI runs the building? It is a question we have been answering from the access layer up. AI is not a feature we are bolting on; it is the lens through which we are redesigning the entire visitor and entry workflow.

From anomaly detection in entry patterns to natural language query interfaces over live visitor data, our roadmap gives building operators and security teams intelligence that reactive, manual systems simply cannot provide. The goal is a platform where the access layer actively contributes to operational decisions, not just records them.

MyGatePass is live across clients in the UAE spanning commercial real estate, hospitality, and industrial campuses. Our Qatar expansion is underway through a reseller partnership with Teyseer Security. The platform handles visitor pre-registration, gatekeeper mobile check-in, multi-site vehicle management, PII audit logging, and emergency alerting, all from a single dashboard.

What's next

We are closing out delivery on our Parent/Sub-Tenant module and Outlook pre-registration plugin, two capabilities that directly address how large multi-tenant assets like commercial towers and hospitality complexes actually operate. Both are in final QA ahead of production deployment.

On the commercial side, we are expanding in Qatar, deepening our UAE enterprise footprint, and in active discussions with several significant regional operators. As nqubator's CEO Saeed Al Hamli put it at Demo Day, "Today's innovation economy requires more than ideas." We agree, and we are focused on execution.
